What to Expect During Your Roof Inspection

Your roof is your home’s first line of defense against the elements, and a damaged roof can lead to water damage, mold, and other structural issues in your house. Preventive maintenance is key… but since you can’t see your roof, how will you know if there is a problem? Roof inspections, carried out by a professional, will allow you to catch any trouble with your roof early on and prevent larger problems from happening. You should have a roof inspection done yearly as a preventive measure and to ensure you catch any issues before they develop. If you are considering a roof inspection, here is what you can expect.

The Inspection

When you have booked your inspection, your roofing expert will check your roof from both the inside and the outside. First, they will conduct an indoor walkthrough, when they will check for leaks or mold that may be visible inside the house. Next, the inspector will walk the perimeter of your property to check the eaves and overhangs for visible signs of damage or blockages. Finally, they will ascend to the roof so they can get a visualization of its condition. They will look for:

  • Vegetation/Debris on the roof
  • Broken shingles
  • Rust or signs of deterioration on the roof flashing
  • Clogged roof valleys or gutters
  • Cracked or failing seals around roof penetrations (plumbing vents, attic vents, fans, etc.)
Post-Inspection

Once the inspection is completed, if repairs are needed, your roofing company can provide you a quote for the repairs so that you can move forward with them if you wish. If no repairs are necessary, you should still receive an inspection report from your roofer. Be sure to get your inspection results in writing, as this can be good information to have if you plan to sell your house. It may also be needed for your home insurance company if you need to renew your insurance or submit a claim in the future.
